Anshin Hosho and REMODELA Jointly Develop Guarantee Product with 'Move-in Check' and 'AI Move-out Inspection'

(Headquarters: Shinagawa-ku, Tokyo; Representative Director: Yoshihide Ito; hereinafter 'Anshin Hosho') have jointly developed a new guarantee product that incorporates REMODELA's 'Move-in Check' and 'AI Move-out Inspection' services.

Background and Challenges In the property management industry, disputes over restoration costs upon moving out, as well as conflicts arising from inadequate documentation of property conditions at move-in, remain major challenges. Although the Ministry of Land, Infrastructure, Transport and Tourism (MLIT) has established the 'Guidelines for Troubles Concerning Restoration to Original Condition', on-site operations are still dominated by visual inspections and paper-based records, heavily relying on the personal experience and judgment of the person in charge. Additionally, the labor shortage in property management companies is becoming more severe, making the streamlining of inspection operations and standardization of quality an urgent issue.

Overview of the Joint Product This product attaches the following two REMODELA services to Anshin Hosho's guarantee service:

(1) Move-in Check Service Tenants take photos of the property's condition upon move-in using their smartphones to record and digitize the data. By comparing this data with records at the time of move-out, the scope of responsibility upon move-out is clarified, establishing a foundation for fair restoration assessment.

(2) AI Move-out Inspection Service By utilizing AI video analysis technology, the indoor condition at move-out is objectively analyzed to extract scratches and stains. Furthermore, taking into account the tenant's report, it calculates the cost burden comprehensively considering the MLIT's 'Guidelines for Troubles Concerning Restoration to Original Condition', the lease agreement, and the length of tenancy. By securing the tenant's agreement, it prevents troubles before they occur.
