Both facilities are located in Osaka's representative tourist and cultural areas. Nipponbashi features a concept of "subculture x kawaii," while Minamisemba focuses on "the textile culture and memories of Osaka, the city of water commerce." The spaces developed reflect the individuality of each town. The interior is composed of three themes: Manga Floor (2F-5F), Anime Floor (6F-10F), and Game Floor (11F-15F). On each floor, interior design, wall art, color schemes, and lighting effects are integrated based on their respective themes, creating attractive spaces that guests will want to photograph and share on social media.

Semba developed as a hub for water transportation, with numerous textile wholesalers lining its streets. After World War II, the center of commerce shifted westward with the opening of Midosuji, but Minamisemba, west of Sakaisuji, became a gathering place for ateliers and galleries, showing new vitality as a hub for fashion and creative expression.

This facility incorporates the memories of this town into its design concept, using "sewing," "knitting," and "weaving" as interior motifs. Denim materials and patchwork techniques are used as accents, adding texture and warmth of textiles to cushions, bed throws, and wall art.

Amidst the recovery of inbound tourism demand and the diversification of accommodation styles, the need for long-term stay accommodation facilities in urban areas is increasing. The Company is internalizing operation functions that were previously outsourced. By integrating its planning and development expertise, which has strengths in the comfort of long-term stays cultivated through rental residence development, with operation and revenue management, the Company aims to conduct a sustainable and high-value-added accommodation business.

Furthermore, this facility is certified as accommodation under the National Strategic Special Zone System (Tokku Minpaku). The Company will operate in compliance with various requirements such as minimum stay periods, guest management, and neighborhood relations, providing a safe, secure, and high-quality stay environment through in-house operational control and visualized management.

1. "Backward-Designed Hotel Development" that Designs Revenue from the Development Stage

Integrated design is carried out from the development stage with operations in mind. By optimizing target customers, room mix, and FFE plans (furniture, fixtures, and equipment) from a revenue perspective, the value to be achieved at the development stage is defined. Furthermore, in the operational phase, revenue management, which integrates pricing strategy, OTA utilization, and marketing, is executed to maximize the value designed during development as revenue. This enables optimization of revenue and customer experience, which is difficult to achieve with traditional segmented models.

2. Labor-Saving Operations

Front desk operations are streamlined through the use of unmanned check-in and smart locks. Remote management enables control of cleaning and operations, establishing a sustainable operational structure that addresses labor shortages.
