Background and Overview

In recent years, soaring construction and land costs have raised the hurdles to 'owning a home that reflects your true self.' Driven by the thought, 'If the option we want doesn't exist, we have no choice but to build it,' Tokyo R Real Estate has developed a new custom-built housing product in collaboration with the group's design team SPEAC and Aiba Construction.

The three goals we aimed for were: 'A realistic price range,' 'Customizable layouts and interiors to your liking,' and 'A design that maximizes the richness of the outdoors inside the house.' We packed it with our unique aesthetic while employing construction innovations to keep costs down.

Product Features

[1] A large earthen floor and windows connecting the inside and outside Its greatest feature is a large earthen floor (doma) of approximately 10.5 tatami mats facing the garden, paired with wide-opening windows. It draws in light, wind, and greenery, functioning as a living/dining area, a workspace, a hobby room, or even a small shop, realizing a rich lifestyle connected to the outside.

[2] Freely customizable to match your lifestyle The base is a 'raw material space' where the rough texture of wood can be enjoyed. While simple enough to live in as is, you can finish it into your ideal home by choosing from a wide variety of options for layouts, finishes, exterior walls, and sashes. It was developed based on the essence of 'renovation' Tokyo R Real Estate has cultivated for over 20 years, combined with the needs of residents.

[3] Aiba Construction's dedication to home building Our partner, Aiba Construction Co., Ltd., is a builder with a long history of creating custom homes using natural materials, handling everything from carpenter training to after-sales maintenance. They have a proven track record of developing multiple subdivisions over more than 10 years, nurturing comfortable communities and lush green neighborhoods.

Phase 1: Yanagisawa Project (West Tokyo)

As the first location for this product, the 'Yanagisawa Project' is now seeking buyers in Nishi-Tokyo City. By planting 2,000 trees and bringing 17 houses together, the plan is to create a unified green streetscape without walls or fences, proposing a new way of living in the urban suburbs that feels like 'everyone living in a single shared garden.'
