5-Digit Price Tag Draws Attention! Songyao Xingyi at Airport MRT A20 Secures Prime Position with Low Total Price, Catering to Both Homebuyers and Investors

As Taoyuan's MRT network continues to expand, the A20 Xingnan redevelopment zone—located between Qingpu and Zhongli City—has emerged as a focal point in the real estate market due to its clear price advantage. Local Taoyuan developer Songyao Construction has officially unveiled its new project, 'Songyao Xingyi,' situated directly in front of A20 Station. Leveraging a large 1,125-ping site and affordable pricing, the project has already achieved over 30% sales during its pre-launch phase.

Zhong Shiping, Marketing General Manager at Qianxin Architecture, which handles sales, noted that the biggest advantage of the A20 Xingnan area is its convenient Airport MRT access connecting Qingpu and Zhongli, combined with its status as a price洼地. Current new project prices in the area remain in the 50,000s per ping, significantly lower than the 60,000s to 70,000s per ping around Qingpu's A18 and A19 stations, and nearly 60,000s per ping near A21 and A22 stations, offering a clear price advantage.

To create premium homes accessible to first-time buyers, 'Songyao Xingyi' primarily offers 2-bedroom units of 19, 26, and 28 pings. The 19-ping 2-bedroom unit, including a parking space, has a total price of approximately NT$10–12 million, while 3-bedroom units are priced under NT$18 million—perfectly aligning with the total price range eligible for the Youth安居3.0 preferential loan program. This has attracted many first-time buyers and young families, many of whom secured units even before the official launch.

Zhong noted that owner-occupiers remain the primary market segment, mainly from Zhongli, Qingpu, and Taoyuan, with about 20% of buyers coming from the Taipei–New Taipei area—particularly Banqiao. This is because Banqiao residents can reach Taoyuan HSR Station in about 13 minutes via high-speed rail, then transfer to the Airport MRT and arrive at A20 Station in just two stops. Compared to Banqiao's new project prices, which typically start in the 70,000s to 80,000s per ping, A20 offers a dual advantage in both price and transportation.

Notably, despite a cooling investment market, up to 40% of buyers are purchasing for asset acquisition purposes. Many are parents helping adult children secure homes early, attracted by Xingnan's environmental quality, price advantage, and the long-term appreciation potential as transportation infrastructure and lifestyle amenities continue to improve.

'Songyao Xingyi' is located at the corner of Zhongfeng North Road and Xingbei 2nd Road, covering approximately 1,125 pings. The development consists of a 19-story above-ground and 4-story underground residential tower—the only 19-story high-rise residential project currently in the A20 redevelopment zone. The design minimizes building width and maximizes vertical development, preserving about 340 pings of central courtyard green space—nearly one-third of the site—to balance urban aesthetics with living quality.

Structurally, the project uses full raft foundations, Alfa Safe seismic systems, multiple shear walls, and damping designs. Concrete strength reaches up to 6,000 psi, with third-party structural audits completed. The developer offers a 15-year structural warranty and a 5-year waterproofing warranty. High-end finishes include Sakura AI smart kitchen systems, INAX bathrooms, Sanxie airtight windows (6+6mm laminated glass), Pergo scratch-resistant flooring, and a Germany BWT building-wide water purification system. EV charging conduits are pre-installed, with electric vehicle parking spaces available as an option.

Unlike many small-unit homes that suffer from dark rooms and poor ventilation, 'Songyao Xingyi' uses atrium lighting design to ensure that even the smallest 19-ping 2-bedroom units feature windowed bathrooms and dual-side natural lighting and ventilation. Combined with thoughtful space planning and a 3.35-meter interior ceiling height, the units maximize spatial perception. Zhang Jichu, Chairman of Songyao Architectural Development, stated that the first floor facing the courtyard will be fully dedicated to leisure facilities, including an all-day dining restaurant, gym, club-style yoga studio, and even a pet grooming space. Additionally, the 19th floor will feature soundproof music rooms, tutoring classrooms, and business meeting rooms, providing residents with diverse and practical lifestyle and recreational functions.

To highlight these amenities and the all-day dining service, the sales center has introduced its own coffee and dining brand, 'Luolin Kaifei.' Open from 10:00 AM to 7:00 PM, the pet grooming room, yoga studio, and other facilities will be accessible during visits, allowing future residents to experience community life in advance.
