This collaboration marks a new phase in Nitori's development in Taiwan, expanding from brand stores within department stores and shopping centers to full-scale mall planning, leasing, operations, and management, officially entering Taiwan's commercial facility operation sector. This project combines Lihpao Group's experience in real estate development, hospitality, and local resource integration with Nitori's expertise in commercial facility development and operations in Japan. Both parties will jointly plan the mall's tenant mix and brand portfolio to create a one-stop lifestyle destination that meets Taiwan's consumer needs while integrating home living, dining, life services, and leisure functions. Nitori Home Chairman Tomita stated: 'NITORI MALL Yuanshan is a significant milestone in Nitori's development in Taiwan and an important step in bringing our Japanese NITORI MALL operational experience overseas. We aim to provide more convenient and comprehensive lifestyle solutions through complete mall planning and create a mall that can deeply root itself locally and be loved by customers.' Japanese home goods chain Nitori announced today that it has partnered with Lihpao Group to introduce the Japanese 'NITORI MALL' shopping mall business model to Taiwan for the first time. Accumulating nearly 15 years of mall operation experience: Japan's NITORI MALL lands in Taiwan for the first time Since opening its first mall in Higashi-Osaka City, Osaka Prefecture in 2011, NITORI MALL has accumulated nearly 15 years of experience in commercial facility development and operations. Currently, it operates four malls in Higashi-Osaka, Sagamihara, Miyazaki, and Hiraoka, covering mall planning, development, leasing, operations management, and daily operations. Japan's NITORI MALL centers around a large Nitori store and integrates fashion, daily necessities, dining, supermarkets, and lifestyle service categories, with past collaborations including UNIQLO, GU, ABC-MART, Daiso, and major chain supermarkets. This time, based on Taiwan's market and the Yuanshan lifestyle zone's needs, a brand mix tailored to local consumer habits will be established. Targeting Yuanshan's transit economy and tourist traffic: planning a mall with over 90% Japanese brands 'NITORI MALL Yuanshan' is scheduled to officially open in late March 2027, with a planned operating area of approximately 1,700 ping. It will be positioned around 'Japanese-style quality living, transit integration, and a micro-complex lifestyle zone,' creating a 'comprehensive Japanese home and functional lifestyle plaza.' The leasing strategy will cover home living, dining, life services, and leisure categories. Currently, over 90% of the planned tenant brands are Japanese, with first-year operational targets of approximately 1 million annual visitors and annual sales of about NT$1 billion. The mall's location in Yuanshan is chosen for the transit economy driven by Taipei Yuanshan MRT Station, transfer and commuter traffic, and the nearby tourist and leisure crowds around the Taipei Expo Park. In the future, the mall will also become the first large-scale integrated commercial facility in Datong District, combining surrounding residential development and lifestyle functions, expected to provide residents, commuters, and tourists with a more complete service experience. In recent years, Lihpao Group has continuously promoted an integrated leasing strategy, focusing on real estate development and hospitality as core businesses, and enhancing development efficiency through international brand partners with mall operation experience. In this collaboration, Lihpao Group will leverage its development and local resource advantages, while Nitori will introduce Japan's mall planning, leasing, and operations management experience, jointly establishing a long-term cooperative mall operation model. From single stores to full malls: Nitori evaluates continuous expansion of its operational footprint in Taiwan Nitori stated that 'NITORI MALL Yuanshan' aims not only to provide shopping and dining services but also to become an essential daily hub for surrounding residents, delivering a consumer experience that combines convenience, comfort, and lifestyle quality through Japanese products, services, and hospitality culture. This project also marks Nitori's first step in commercial facility operations in Taiwan. Going forward, the company will continue to observe market development and consumer needs across Taiwan, evaluate more collaboration opportunities, and gradually expand its mall operations footprint in Taiwan.
