Anticipating strong domestic and international market demand, a local Taichung-based furniture manufacturer is making a major new investment. Loria Taiwan Co., Ltd. has announced plans to invest NT$500 million in constructing a verticalized operational headquarters in Shenkang District, responding to urgent orders from international chain hotels, e-commerce platforms, chain restaurant brands, and U.S. custom furniture distributors. Leveraging the "Industrial Zone Renewal and Vertical Development Program," the project will expand from the originally planned five floors to seven, with the additional space dedicated to production line expansion and the integration of smart manufacturing technologies. The Taichung City Economic Development Bureau estimates the project will create 30 new jobs and increase annual revenue to NT$300 million within five years, demonstrating the strong momentum of Taichung’s traditional industries transitioning toward intelligent and high-value operations.

On the 12th, Economic Development Bureau Director-General Chang Feng-yuan led a team to inspect the designated site for Loria Taiwan’s Shenkang headquarters, reviewing the company’s investment plans, factory layout, and traffic flow. Director-General Chang stated, "Loria Taiwan has long been rooted in Fengyuan’s furniture industry. This NT$500 million investment—covering land, construction, and equipment—will not only expand production capacity but also introduce smart equipment and rooftop solar photovoltaic systems. This marks a concrete achievement in the transformation of traditional furniture manufacturing toward smart production, high-value design, and low-carbon sustainability."

The Economic Development Bureau noted that Loria Taiwan possesses integrated capabilities in furniture R&D, manufacturing, and marketing. Its product range includes living room, dining room, and bedroom furniture, primarily using premium materials such as North American walnut wood, leather, and marble. Advanced processing techniques like 5-axis CNC machining and solid wood bending are employed to balance functionality and aesthetic design. In response to growing domestic and international order demand, the company has acquired land to build its new operational headquarters. Chairman Lo Pin-shuo stated that construction is expected to be completed within one year after approval.

The project has received a 15% floor area ratio (FAR) incentive for "new investment" and an additional 3% for "energy management," totaling 18%—equivalent to an additional 1,120.25 square meters of floor space. Additionally, a 447.72-square-meter rooftop solar photovoltaic system will be installed, covering approximately 53% of the roof area. This verticalized development enhances land and space efficiency while supporting both production capacity growth and environmental sustainability.

Director-General Chang emphasized that Shenkang District boasts a solid manufacturing foundation and a complete industrial cluster. The city welcomes continued local investment and believes that vertical industrial development helps enterprises overcome land constraints, improve land use efficiency, and achieve "on-site upgrading and local expansion." This enables businesses to seize domestic and international market opportunities, create local employment, and strengthen industrial competitiveness.

Since 2020, the city has promoted the "Industrial Zone Renewal and Vertical Development Program." As of July 2026, the Ministry of Economic Affairs and the city government have jointly received 17 applications and approved 14. The program continues to assist enterprises in obtaining FAR incentives through new investments and energy management, amplifying investment and industrial upgrading outcomes.

This project underwent rigorous review, including administrative preliminary screening, public explanation meetings, on-site inspections by a joint review panel, and formal review meetings, with careful scrutiny of traffic and other aspects. Moving forward, the city will continue supporting enterprises in leveraging verticalization policies to maximize the efficiency of existing industrial land, encouraging more businesses to invest, expand production, and upgrade operations. The goal is to build high-value-added industrial clusters and enhance Taichung’s overall industrial competitiveness.
