Market shares fluctuate based on consumer sentiment, new openings, and renovations, highlighting a 'development-driven' market.

Far Eastern Department Store (13.1%) — Family-Friendly and Spacious Parking

SOGO (10.8%) — Strong Promotions and Parenting Support

Mitsuibashi Real Estate (8.3%) — Rapid Growth Through Integrated Facilities

Mitsuibashi’s market share jumped from 6.0% to 8.3%, surpassing Micro Mart to rank fourth. Its success stems from MITSUI OUTLET PARK and LaLaport—large-scale integrated complexes combining shopping, dining, entertainment, and leisure. New openings and maturing existing sites have driven growth.
