Shang De Development, which has been deeply rooted in the Miaoli area for ten years, sees the gradual formation of the Zhunan-Toufen twin-city living circle as an opportunity. The company has planned the new housing project 'Shang De Sequence' in the Miaoli North Art Zone, focusing on parks, sports, art, and industrial functions, with a groundbreaking ceremony scheduled for September 21.
The location map of Shang De Sequence presents the Zhunan-Toufen twin-city living map, connecting functions such as the Zhunan Science Park, cultural commercial district, Toufen central commercial district, and Zhunan station front commercial district.
A piece of land determines the living radius. Shang De Development is not just looking for land where houses can be built, but a place worth living in for the long term. Transitioning from real estate sales experience to architectural development, the company places greater emphasis on the connection between the site and the city, aiming for housing to be not just an independent building, but also part of the living circle.
Parks, art, and sports are nearby, supporting the work-life balance of Hsinchu Science Park commuters. The Shang De Sequence site is located in the Miaoli North Art Zone living circle, adjacent to the Zhunan Sports Park, Miaoli North Art Center, and Miaoli North Sports Center. According to Shang De Development, it takes about 2 to 5 minutes to walk from the site to nearby large parks and art venues, allowing residents to enjoy green spaces, sports, and cultural activities without having to travel far after work.
In recent years, Zhunan and Toufen have seen the gradual integration of their living maps through the development of industrial clusters, transportation infrastructure, and commercial functions. Shang De Development hopes to incorporate the functions of the Miaoli North Art Zone, Zhunan Science Park, and Toufen city center into the living radius through Shang De Sequence, responding to the housing needs of Hsinchu Science Park commuters and local families.
The project plans for 23 floors above ground and 5 floors below, with the site facing three roads and facing south. By combining architectural recession and greening, the project aims to connect housing with work, family, and leisure life. The structural design uses raft foundations and high-strength hot-rolled steel reinforcement, with concrete of approximately 4500 to 7000 psi used depending on different structural needs. The actual construction content and specifications will be determined based on approved drawings, engineering design, and on-site implementation.
Shang De Development's Deputy General Manager, Xu Zhenxun, pointed out that while equipment can be upgraded and buildings can be renovated, the location of the land and the development of surrounding cities cannot be chosen again. In the future, the company will continue to explore long-term living conditions in the Miaoli area from the perspective of residents.
The groundbreaking ceremony for Shang De Sequence is scheduled for September 21, 2026, which is the 11th day of the eighth lunar month in the year of the Fire Horse. Shang De Development hopes to create a housing project that carries family life, urban memories, and time value as the Zhunan-Toufen twin-city living circle continues to develop.
