Tokyo Tatemono Co., Ltd. (Headquarters: Chuo-ku, Tokyo; President: Katsuhito Ozawa) announces the start of construction on the dry warehouse 'T-LOGI Yashio' on June 1, 2026, and the decision to develop the cold storage facility 'T-LOGI Yashio II' in Yashio City, Saitama Prefecture. The company aims to complete 'T-LOGI Yashio' by August 2027 and 'T-LOGI Yashio II' by January 2029.

'T-LOGI Yashio' is located approximately 3.3 km from the Yashio-Minami Interchange on the Shuto Expressway Route 6 Misato Line and 4.1 km from the Misato Interchange on the Joban Expressway/Shuto Expressway Route 6 Misato Line. By leveraging its proximity to central Tokyo inside the Outer Ring Road, it is expected to support last-mile delivery and facilitate relay transport, helping to resolve the shortage of long-distance drivers associated with the '2024 logistics problem.'

This facility is designed for single-tenant use, which is rare in areas close to the city center, offering superior security and layout flexibility. The warehouse features a three-story structure equipped with one freight elevator and two vertical conveyors, ensuring sufficient capacity for vertical transport. The floor areas are approximately 1,150 tsubo on the first floor, 1,500 tsubo on the second, and 1,000 tsubo on the third. The facility includes 16 truck berths and 40 parking spaces.

'T-LOGI Yashio' offers high commuting convenience, located about 12 minutes by bus from Soka Station (Tobu Skytree Line) and Yashio Station (Tsukuba Express). To ensure a comfortable working environment, a lounge with approximately 50 seats, each equipped with power outlets, will be provided on the fourth floor.

Regarding environmental considerations, the facility plans to use solar panels on the roof for self-consumption of electricity, combined with commercial power. Surplus electricity will be utilized as renewable energy. The facility aims to obtain the highest 'ZEB' rank under the BELS certification.

'T-LOGI Yashio II' is located approximately 3.9 km from the Yashio-Minami Interchange and 5.3 km from the Misato Interchange and Soka Interchange. It is designed as a three-story cold storage facility suitable for end-to-end operations from storage to delivery. The second and third floors feature freezing zones (-25°C) and temperature-variable warehouses (-25°C to 5°C), making it suitable for seafood, livestock, fresh produce, and pharmaceuticals. The first floor will feature 21 dock shelters and a spacious refrigerated handling area (5°C).

Similar to 'T-LOGI Yashio,' this facility is intended for single-tenant use, providing advantages in security and layout flexibility. It is located within walking distance of Soka Station and includes an employee lounge on the third floor with power outlets and a smoking area, prioritizing a comfortable working environment.
