A collaboration of eight companies—Nomura Real Estate Holdings, Nomura Real Estate Development, Nomura Real Estate Partners, TIS Inc., Okamura Corporation, Eguchi Co., Ltd., Nippon Otis Elevator Company, and JCOM Co., Ltd.—has successfully introduced cleaning robots that automatically coordinate with elevators in the common areas of Nomura Real Estate's new condominium, 'Proud Tower Sagamiono Cross.' This initiative is a first for the collaborating companies in a for-sale residential condominium.
The project aims to achieve sustainable condominium management by introducing these 'elevator-integrated cleaning robots' as a countermeasure to future labor shortages, thereby improving the efficiency and productivity of cleaning staff.
1. Operational Overview and Company Roles
The cleaning robot autonomously boards an elevator and begins cleaning based on a pre-set area in the robot management system. Upon completing one floor, it calls the elevator itself, moves to the next designated floor, and performs continuous cleaning of multiple floors without human intervention. After cleaning the common corridors of all floors, it returns to its home position.
- **Cleaning Robot 'STRIVERⅡ' (Manufacturer: Okamura, Sales: Eguchi)**: Follows instructions from the robot management system to clean common corridors, using elevators to move between floors. It is equipped with collision prevention sensors. - **Robot Management System 'RoboticBase®' (TIS)**: Centrally manages multiple robots within the building, handling cleaning instructions, elevator integration, scheduling, real-time monitoring, and data collection. - **Otis Gen3TM Elevator System (Otis)**: An elevator with built-in digital connectivity that can integrate with the robot management system. It opens/closes doors and transports the robot to designated floors upon command. - **Wi-Fi (J:COM)**: Contributes to the stable integration of all systems by installing fiber optics and dedicated Wi-Fi routers for the robots in the common corridors of each floor.
2. Expected Effects of Implementation
