Unito Begins Operation Support for Tokyu's 'The Apartment Hotel by stylio Shibuya 3'

Unito Inc. (Headquarters: Meguro-ku, Tokyo; Representative Director: Yutaro Kondo; hereinafter "the Company") announced that "The Apartment Hotel by stylio Shibuya 3" (hereinafter "the Property"), the fifth facility of the urban apartment hotel business "The Apartment Hotel by stylio" (hereinafter "the Brand") developed by Tokyu Corporation (Headquarters: Shibuya-ku, Tokyo; President: Masahiro Horie; hereinafter "Tokyu") and supported by the Company, newly opened on Friday, May 8, 2026.

The Company began its operation support in March 2025, coinciding with the opening of the first facility of Tokyu's apartment hotel business, "The Apartment Hotel by stylio." As of May 2026, it supports the operation of all rooms under "The Apartment Hotel by stylio" (66 rooms across 5 facilities).

Moving forward, the Company aims to contribute to the expansion of the "flexible living market"—which flexibly utilizes both rental and accommodation assets—through collaboration with real estate-related companies, thereby realizing its vision of "pursuing the optimization of living."

Background of This Initiative

As of May 2026, the Company has operated both furnished monthly rental and accommodation facilities totaling approximately 1,300 rooms nationwide. To date, it has collaborated with about 20 real estate-related companies.

The collaboration with Tokyu began in June 2021 as a joint venture for multi-base living called "Re-rent Residence." Thus far, they have developed Re-rent Residence Shibuya, Re-rent Residence Oshiage, and Hotel Residence Ohashi Kaikan by Re-rent Residence.

Building on this joint venture and past operational achievements, the Company was selected to support operations for Tokyu's new business, "The Apartment Hotel by stylio," which launched in March 2025.

Under the concept of "Neighborhood Stay Connecting with the City," the Property is the fifth facility in this business, which combines "furnished monthly rentals" for long-term stayers and "accommodation" for travelers. About the Accommodation Facility Operation Support Business (unito OS)

In March 2025, the Company released "unito OS" (unito Operation System), a new system that comprehensively supports real estate developers in launching, branding, and operating accommodation businesses. Leveraging its track record of operating approximately 1,300 hotel and residence rooms nationwide, it provides support utilizing its strengths in property management systems (PMS), branding, and customer relationship management (CRM).

It offers end-to-end support for launching accommodation businesses, from "planning and development to operation and monetization."

Tokyu Land Corporation | Achikochi Sumika by COMFORIA

The accommodation operation support business (unito OS) with Tokyu Land Corporation began in September 2025. By residing in "COMFORIA," it is the first multi-base living service for COMFORIA that allows residents to stay in designated private lodging sections (*) of COMFORIA properties in the Tokyo metropolitan and Kansai areas for 7,700 yen (including tax) per night.

* COMFORIA Takenotsuka West (Capacity: 8 people) 1 room; COMFORIA Shin-Nakano (Capacity: 3 people) 3 rooms; COMFORIA Liv Shin-Itabashi (Capacity: 6 people) 2 rooms.
